A very peaceful location yet a stones through from the village centre and some of the best views you could ask for over looking the village of Alaro, surrounding countryside and out across central Mallorca. Luxury country fincas in Mallorca is a niche market when compared to the market as a whole but not insubstantial in it’s own right. Costs of Buying a Property in Mallorca – Part 2

Mallorca property taxes

A couple of weeks ago we wrote about the costs of purchasing a property here in Mallorca (see Costs of Buying a Property in Mallorca). The purpose of this article is to provide a little more detail regarding the purchase taxes and their calculation.

As mentioned in the earlier article the transfer tax (I.T.P.) is of 8-10%, running more precisely in 3 different bands of 8%, 9% and 10% as follows:

• 8% on the first 400,000€
• 9% on values between 400,000€ – 600,000€
• 10% on anything over 600,000€

Note: individual garages ie that do not form part of a dwelling are taxed as follows:

• 8% on values up to 30,000€
• 9% on values between 30,000€ – 50,000€

So let’s look at an example:

• Purchase price say 1,000,000€
• Up to 400,000€ @ 8% = 32,000€
• Between 400-600,000€ @ 9% of 200,000€ = 18,000€
• Between 600,000€ – 1,000,000€ @ 10% of 400,000€ = 40,000€
• Total = 90,000€

Note that new build residential units are taxed at a flat rate 10% (VAT) and an additional 1.2% Stamp Duty (Impuesto sobre Actos Jurídicos). VAT and stamp duty of 21% + 1,2% respectively are charged for plots, shops or commercial garages if the seller is a developer, trader or a company. Generally any property intended for business use is covered by the latter.
