Went to see this property, via a partner, with a client of mine yesterday and had to share it! Really top notch location and views. A very peaceful location yet a stones through from the village centre and some of the best views you could ask for over looking the village of Alaro, surrounding countryside and out across central Mallorca. In my recent article highlighting the recent UNESCO announcement that the Mallorca Tramontana mountains had been designated a World Heritage Site, I also suggested that now may just be a good time to consider investment in land in Mallorca not only because of the finite supply and increasing planning and environmental restrictions, but also because I am of the opinion that we are moving into a period where investors will look to more fundamentals investments such as land, gold and commodities. Mallorca is one of the worlds top real estate destinations, with a very strong “brand”, something that can only be enhanced by UNESCO’s announcement.

With this background I am believe this Country Estate in Moscari – Selva, on eof the most beautiful and tranquil areas of Mallorca, yet easily accessible to Palma to the South and Pollensa nd Alcudia to the North, offers a very interesting opportunity. UNESCO Declare Mallorca Tramontana Mountains World Heritage Site

Property for sale in the Tramontana mountains Mallorca

Yesterday’s announcement that UNESCO has declared the Tramontana mountains in Mallorca, that stretch 75 km from Andratx in the South West to Pollensa in the North, as a World Heritage Site only confirm for me that rural property in Mallorca and specifically in this mountain range will provide a good and secure long term investment.

With planning restrictions already tight the announcement will only add to the pressure to continue to revise upwards the amount of land required to build in the area and the scarcity value of existing property as the supply side remains largely fixed but demand slowly returns bolstered by the announcement and slow but steady improvement in consumer confidence. Perhaps the latter is worth debating exactly what I mean! I suspect that general consumer confidence is a long way from returning to anything like pre-crisis levels but what consumers will start to look for, now the immediate uncertainty and novelty of the financial crisis is behind us, are safe havens for their money – gold, land, prime real estate, commodities etc.

Tramontana property for sale

I have long maintained, regular readers will know, that rural Mallorca property / fincas were and remain one of the areas I would recommend to investors and purchasers of Mallorca property generally because the supply side is restricted and this UNESCO announcement gives, in my opinion, a major boost to that argument – land in and around the Tramontana, perhaps especially in the foothills where the land has agricultural value as well as scenic, is where I would be putting money.

But what about the villages and towns, is there an argument that here as well there could be arguments to invest? I suspect so. Apart from the fact that these areas will also see planning controls preventing further expansion of these towns in an uncontrolled way as before, I also expect more funds to make their ways to these areas improving the amenities and over all environment apart from the fact that visitors numbers will sharply increase, boosting rental levels and demand from new purchasers.

Places I would recommend are – Alaro, Selva, Moscari, Campanet, Pollensa, Soller, Deia, Puigpunyent, Banyalbufar, Fornalutx, Santa Maria etc

“To buy a Finca or a village house?” that is the question. So many of us want the space and tranquilty of a finca / country house yet the convenience / access to amenities etc and ease of maintenance of a village house. Well for me this house gives you the best of both worlds and although it is in need of some redecoration etc it is all cosmetic and this property is going to make a very good buy for someone.

Situated outside the very popular and sought after village of Alaro yet only a 5 mins walk to the local school and then onwards to the town square, the house enjoys total traquility is an area surrounded by similarly beautiful houses with light bright aspects and full of rural charm.

And the price? Asking is 790,000€ “negotiable” which for a 270m2 house with outbuildings and 8,000m2 of land is pretty good (under 3,000€ m2 for a quality property in a very attractive location of the Island is well priced) On the basis that the owners will come down on that I see here real value for money especially given we are talking about a finca with all the conveniences of a village house.

If I were pushed I would say the value in today’s market would be conservatively circa 800,000€ – 850,000€ and with the TLC it needs could easily be a 1€ million Euro house in a “normal market” (I am not talking about boom times here as those are a thing of the past, rather something I can foresee returning in 2 or 3 years time – circa 2014-2015). With a purchase at around 700,000€ a good deal is to be had and on top of that a wonderful environment for a family house.
